Property Snagging Inspections in Dubai also known as Home Inspections are a fundamental part of taking possession of a property from a developer.

There are normally 3 property snagging inspections throughout the handover process starting with the “Initial Inspection”, followed by the “De-Snagging” and finally the “Final Inspection/Key Handover Inspection”.

The most important inspection throughout the process is always the “Initial Snagging Inspection”. This is an Owner/Investors opportunity, and with some developers in Dubai their ONLY opportunity, to raise any and all snags and issues with the property and submit a report to the developer. The developer then has a responsibility to rectify and fix the snags on the report before handover.

The developers normally aim to have these snags rectified within a 30 day period and once the developer is of the opinion that they have fixed the issues raised on the Initial Inspection Report they will allow the owner to book in for the de-snagging inspection. This is where you check all of the issues raised in the initial report to ensure that the developer has met the requirement of fixing them. If they have, which is rare, you can collect the keys assuming you have completed all other document and payment requirements. If they haven’t, which is more common, you check all of the issues and file a second report with any of the outstanding issues raised.
